ROSE HILL PLANTATION

Six miles before you reach the bridge to Hilton Head, is Rose Hill, a 3,000 acre plantation that has become widely known not only for its stately homes - but for the annual polo matches that are open to the public. A favorite pastime for visitors and residents is a tailgate picnic while attending one of the tournaments that are played each year. Another unique facet of the plantation is that is it divided by Highway #278 with either side offering a different personality and lifestyle. These are the communities of Rose Hill Estates and Rose Hill Country Club.

THE RESIDENTS

At Rose Hill there is a mix of retirees and empty nesters with a smaller percentage of young families.

THE PROPERTY OWNERS ASSOCIATION (POA) Property owners in Rose Hill belong to the POA. There are two levels of assessment based on whether the lot is "improved" (with a structure on the lot) or "unimproved" (lot only). Fees are utilized for overall plantation expenses and upkeep of common areas.

CLUBS

Numerous clubs and activities can be found at Rose Hill. In addition to an Equestrian Club, which is also open to non-residents, there is a wide selection of clubs and events targeted to every hobby and interest. NEIGHBORHOODS

Rose Hill Estates

Bordering on the pristine Colleton River, Rose Hill Estates is the community’s original development and caters to the equestrian crowd. Large stately homes and lots large enough to accommodate them (between 1 and 3 acres) are the norm. The result is an unparalleled feeling of privacy. For the equestrian, Rose Hill is a dream community. There are 10 miles of riding trails on the estate side as well as an Equestrian Center. In total, 70 acres have been dedicated to this purpose

The river side of the plantation is also home of the Rose Hill Plantation House, one of the few surviving ante-bellum houses outside Savannah and Beaufort. Boating and fishing are available on the Colleton River as is a community dock and swimming pool. There are two sets of tennis courts within the entire plantation with hard-surfaces on this side. Golf is available on the opposite side of Highway #278, at Rose Hill Country Club.

Rose Hill Country Club

The golf, or country club side of Rose Hill, features 27 holes of championship golf, which is open to the public. All homes are single-family with golf oriented and wooded views. There are two pools on this side of Rose Hill as well as a playground and tennis courts with clay surfaces.

TENNIS

There are two sets of tennis courts in Rose Hill. Hard surfaced courts are located on the estate side and clay on the country club side. Tournaments are regularly scheduled.

GOLF

ROSE HILL COUNTRY CLUB

This semi-private facility of 27 well-designed holes has long been regarded as a thoroughly enjoyable yet exacting course for the average golfer. Graced with a rolling terrain set among elegant magnolia, pine and live oak trees, this course has long been popular with members and guests alike. With water coming into play on almost every hole, it is the accurate golfer that will score well here. It has one of the toughest par 5’s in the area that stretches out to 600 yards. But the short holes are often the ones that take a toll at Rose Hill. A charming clubhouse and restaurant complement this veteran of the local golf scene.
