Spanning three miles of sandy white beach and offering a magnificent view of the Atlantic, the Forest Beach area of Hilton Head is both interesting and diverse - and offers some of the most affordable real estate options on the Island. While higher in density than area plantations, these properties not only offer less expensive ownership possibilities - but access to all the amenities Hilton Head has to offer.

Forest Beach stretches between Shipyard Plantation and Sea Pines Plantation and is comprised of two areas (North and South Forest Beach) separated by Coligny Circle. Scattered throughout the area are quiet family neighborhoods, beachfront rentals, second- home options and first-class hotels. While there are exceptions, in general, North Forest Beach is more residentially populated while South Forest Beach offers a greater number of condominium and townhouse developments. All offer easy access to the beach via pathways on individual properties or through the public beach at Coligny Circle.

While not part of the restrictions of a gated community, the properties within the Forest Beach area must comply with Hilton Head Island’s strict building and zoning codes and conform to a uniform standard. This ensures that the integrity of the Island and the charm of the Forest Beach community remain intact. Also remaining vigilant to the needs of the area, is the Forest Beach Property Owners’ Association. Membership is optional.

Due to its prime oceanfront location, the Forest Beach area is home to a full range of hotels, the Marriott Grande Ocean Resort and Holiday Inn being two of the largest. Shopping is plentiful within the 60 shops of Coligny Plaza, the Beach Market on the ocean and in the many smaller plazas that punctuate the area. Since Forest Beach is one of the most popular with visitors to the Island, a wide range of dining and entertainment options are available.
